Cleanouts that require diligence

Estate sales and distressed property cleanouts across the Oklahoma City metro. We work with property owners, real estate professionals, attorneys, and fiduciaries.

Work others won’t take on

Severe hoarding, neglected estates, distressed properties, post-eviction units: physically demanding cleanouts under difficult conditions, handled with the documentation discipline of a professional services firm. We strive to be a vendor whose work product can answer questions that arise later.

Chain-of-Custody documentation for attorneys, fiduciaries, trustees

When the disposition itself is part of the work product, we provide itemized documentation packages on request, including written scope, photographic records, item-by-item or category-level disposition logs, chain-of-custody records for items handled, and signed completion records. Items of potential value or legal relevance (e.g. personal records, financial documents, jewelry, firearms) are set aside for review.

Insured for general liability with appropriate endorsements. Licensed Oklahoma LLC. Service area: Oklahoma City metro, with capacity for occasional engagements in surrounding counties.

Property Conditions We Handle

  • Severe hoarding

Properties where accumulation has reached structural impact, blocked egress, or significant biological concern. Documented and cleared with protective equipment.

  • Animal hoarding situations

Properties with extensive animal-related contamination requiring special protective protocols and disposal. Live animals are not handled by us, we coordinate with partners.

  • Estates with prolonged neglect

Properties where extended vacancy, deferred maintenance, or absent oversight have produced conditions beyond regular cleanout scope.

  • Post-eviction turnover

Units left with abandoned belongings, damage beyond normal wear, or conditions from a difficult tenancy.

  • Distressed property preparation

Foreclosure, abandonment, and pre-listing. Properties where contents, debris, or environmental conditions need to be cleared before transfer or rehabilitation.

  • Severe rodent and pest conditions

Properties with extensive infestation requiring P100 respiratory protection, protocols for wet environments, and special disposal.

  • Sensitive estate cleanouts

Properties of recently deceased where careful handling of personal items, financial documents, and valuables matters as much as the physical clearance.

  • Family-driven interventions

Cleanouts initiated by family members on behalf of a relative, often involving coordination across multiple parties and a higher documentation standard.

  • Specialty environmental conditions

Accumulated organic material, severe environmental contamination from neglect, and conditions short of regulated biohazard remediation.
